I'm going to do something that many people (including Realtors) are afraid to do nowadays... tell it like it is!  Many Realtors would rather avoid the possibility of losing potential business and just be agreeable rather than share the truth.  You may not agree with what I have to say, but I can accept the fact that we can agree to disagree.  At least we KNOW where we stand!

The way I see it, there are two types of buyers and sellers.  There are those that want to be told what they NEED to hear and those that want to be told what they WANT to hear.  Where I come from a NEED is a necessity and a WANT is a desire.  You NEED water, but WANT a coke.  You NEED to be told the truth, but WANT someone to tell you what you WANT to hear, especially when the truth negatively affects your finances.  Me?  I NEED a glass of water, but WANT a glass of scotch! 

As far as real estate goes, many sellers WANT to hear that it is a seller's market, that their home is better than the one that just sold next door, and that their home is worth more than what it really is.  But, sellers NEED to hear that the market is still in recovery,  that they may not be objective enough to consider the fact that their neighbor's home is better than their home, and that their home is might be worth less than they think it is.  Acknowledging the truth will set you free.  I know it hurts because I'm a homeowner too! 

Buyers WANT to hear that every seller on the market today is desperate to sell and that all properties are only worth what the most recent short sale or foreclosure was worth.  What buyers NEED to hear is that many sellers are not desperate and that while short sales and foreclosures have negatively affected ALL property values, non-distressed properties can (and do) sell for more than distressed properties.  The real estate market is improving.  The supply-demand equation is starting to move in the other direction and the "Buyers Market" will soon be a thing of the past.  I personally see the market as a seller's and buyer's market.  For sellers, the inventory of distressed AND non-distressed  properties has been significantly reduced.  There are fewer choices for buyers today and that puts upward pressure on home prices and reduces competition from other properties... the beginning of a seller's market?  For buyers, home prices are still great (but coming off their all time lows) and most importantly, mortgage rates are incredibly low, so the combination of low home prices and great mortgages still a present great opportunities for buyers... a buyer's market?      

Let's face it!!  The local real estate market WAS devastated by the most recent housing bubble.  The credit crisis resulting from the bursting of the housing bubble was, according to general consensus, the primary cause of the 2007-2009 recession in the United States.  Prior to the housing bubble, sellers were in the driver's seat and they were dancing in the streets.  Buyers have been getting revenge, but their time is running out.  Real estate has it cycles and what goes around comes around.
